What happens when routine
maintenance is left?

Putting off the small jobs can give wear, weather and water more time to do damage. Regular property care is about spotting changes early and planning the work your building actually needs.

Small issues don’t always stay small

01

Small faults can become larger repairs

A loose fitting, cracked finish or leaking joint may seem minor. Left unresolved, movement and repeated water exposure can affect surrounding materials, making a later repair more involved.

02

Protective finishes start to fail

Peeling exterior paint and worn coatings can leave surfaces more exposed to moisture and weather. Timber and other materials may deteriorate, so preparation and repairs can be needed before redecoration.

03

Water problems go unnoticed

Blocked gutters, persistent leaks and signs of damp deserve attention. Delaying an assessment can allow repeated wetting to continue. The cause needs checking: cleaning alone will not resolve every moisture problem.

04

Outside areas become harder to keep safe

Algae on paths, loose fixtures and damaged surfaces can create avoidable hazards. Regular checks help spot changes; any immediate safety concern needs prompt attention rather than waiting for the next scheduled visit.

05

Day-to-day use can be disrupted

For a shop, office or managed property, an unexpected fault can mean inconvenient access restrictions or work at short notice. Planned maintenance can help identify issues earlier, but cannot prevent every breakdown or guarantee savings.

A practical starting point

What to keep an eye on

Look for changes in your property and mention them when arranging work. Check only areas you can safely access.

  • Overflowing gutters, leaks and new staining
  • Peeling paint or visibly deteriorating timber
  • Loose fittings, damaged fixtures or worn surfaces
  • Algae and slippery patches on outside paths
  • Small repairs repeatedly being put off
  • Areas needing regular cleaning or redecoration

Gas, electrical, structural or other urgent safety concerns need an appropriately qualified specialist. A routine care plan is not a substitute for emergency help or a specialist inspection.

From reactive repairs to planned care

Property care plans
for your business

H&C’s existing care plans are for commercial properties. Choose an appropriate level of planned support and agree the service, schedule and scope for your premises.

H&C Care — one selected service, scheduled visits and a visual inspection with a basic report.

H&C Care+ — one selected service, a comprehensive planned schedule, detailed inspection and photo reporting, with priority scheduling.

H&C Complete — multiple services and support tailored to your property, with a bespoke quote.

A plan does not mean every repair is included. Discuss the work covered, any extra services and the requirements of your site before starting.
